The problem: a LiftMaster swing arm had stripped its internal gear after years of fighting a gate that drifted half a degree every cycle. The customer noticed the gate slowing for weeks before it stopped mid-open. When we opened the housing, the gear teeth were worn to nubs and the motor capacitor was bulging. We replaced the operator, re-machined the arm bracket to sit level on the slope, and set the limit switches so the gate never overdrives past its stop. Result: the gate opens in about 14 seconds and closes with no drift. Before we left, the customer had a photo log showing the old gear, the new part number, and the final limit-switch position.
Welded Repair on a Sagging Steel Driveway Gate
A steel gate near the Spring Park neighborhood had sagged nearly three inches at the latch side. The bottom hinge was still solid, but the top hinge weld had cracked and the frame was twisting under its own weight. We cut out the cracked weld, added a gusset plate to spread the load across the top rail, and re-hung the gate on fresh hinge bearings. The gate now clears the concrete by a consistent inch and a half across its full sweep. The customer kept the old hinge bearing as a paperweight, which we appreciated.

This slide gate had started reversing for no apparent reason, sometimes two or three times before it finally closed. We found the culprit within twenty minutes: a photo-eye, the infrared beam that stops the gate if something crosses the path, was aimed roughly two inches high after a lawn crew bumped the post. We realigned both eyes, tightened the mounting brackets, and photographed the beam path with a test card to confirm it was clean. The gate now closes the first time, every time, and the customer has a photo record of exactly where the beam sits in case anything shifts again.
Gate Opener Conversion from Keypad to Smart Access
A homeowner off Broadway Boulevard was tired of handing out physical cards to every contractor and dog walker. We replaced the old keypad with a DoorKing access control module that lets her assign and revoke codes from her phone. The job required re-terminating six wires in the junction box, swapping the old receiver for a compatible antenna, and reprogramming the open and close dwell times. The system now logs every entry with a timestamp, which she said was more detail than she expected from a gate repair company. That’s the commercial-documentation habit Adrian brought over in 2014.
Fallen Cantilever Gate Re-Tracking and Roller Replacement
A heavy cantilever gate had jumped its rear track after a roller seized, leaving the gate leaning against a fence post. The homeowner was understandably worried the whole assembly would have to come out. We replaced the seized steel roller with a sealed-bearing unit, re-seated the gate on its track, and adjusted the guide rollers so the gate rides square. The gate now rolls with about the same effort as a shopping cart. We photographed the old roller and the new one side by side so the customer could see exactly what failed, which is the kind of record we leave on every job under Clause 4.
Welded Bent Hinge Post on a Pedestrian Gate
A pedestrian gate in the Oakridge area had been hit by a delivery truck, bending the hinge post inward and leaving the gate dragging on its latch side. Rather than replace the post outright, which would have meant cutting concrete and re-setting the footing, we straightened the post in place with heat and a hydraulic jack, then welded a reinforcement sleeve over the weak point. The gate now hangs square and latches with one hand. Total job took half a day, and the customer had the written price in hand before we started, as always.
